Frequently Asked Questions:

What are the fees? What is included in the fees?

Up to 2 bedrooms, the fees are $110 monthly for the association and $25 monthly for insurance. 3+ bedrooms are $125 monthly for the association and $28 monthly for insurance. Included in the dues are the use of the pool, clubhouse and gated entrance, snow removal, landscaping, exterior maintenance, and trash.

How does use of the clubhouse work?

All members are entitled to use of the clubhouse for meetings and/or events. Contact Diversified Management to reserve the space.

What about trash?

There is one dumpster located by the clubhouse entrance. The city empties the dumpster multiple times weekly.

Can you have BBQ grills?

You can have a gas grill, not charcoal. No open flames.

How does mail work?

Every unit owner has an individual mailbox located near the first-floor entrance of each building.

How do the gates operate?

Every unit owner will receive a fob at time of purchase. It is also programmed so you can buzz guests in. The gates will be open from 6 am to 6 pm daily.  You will receive specific, easy to follow instructions with your closing information.

Are there garages? Parking spaces?

When the condos were first built, some of the original units had garages. No additional garages have been built since then and at this time there is no talk of building more. There are plenty of parking spaces for each unit. No spaces are assigned.

Are pets allowed?

No more than 2 dogs/cats allowed.  Several dog breeds including Pit Bulls, Rottweilers, Great Danes, Saint Bernards, Bull Mastiffs, Dobermans, German Shepards, Chinese Chows, American Staffordshire Terriers and any similar or comparable breed are not allowed. Please reference covenants and restrictions for full rules on pets, as this is a very condensed summary and does not take precedence over the restrictions.

Cable and Internet Providers?

Medicom is available.

How can you count the additional bedroom as conforming since it does not have a window? 

In apartment-style buildings, the sprinkler system allows interior bedrooms to meet code as conforming bedrooms.

How is the noise level?

Extra precautions have been taken to reduce noise such as adding mesh in Gypcrete, a resilient channel behind the drywall, and foam between the floor joists.

How quickly can a new construction unit be completed?

45 days is the average. If the cabinets are not already in stock and need to be ordered, plan on it being closer to 2 ½ months.

Will there be more buildings?

There is the potential to build and finish out the project. Platted for future growth north of building 4; currently working with the City and Engineers.
